Winter warnings: protecting your property this season

The winter months pose significant challenges for property owners. Cold temperatures can lead to broken boilers, frozen pipes, and roof damage; issues that are both time-consuming and costly to repair. 

In our latest article, Miller’s Real Estate team are once again sharing practical advice to help landlords safeguard their properties and support tenants throughout the winter season.

1)    Tenant communication

  • Distribute a winter preparedness guide, outlining steps tenants can take to protect themselves and the property.
  • Share an emergency contact list, including maintenance teams, utility providers, and out-of-hours support.
  • Encourage prompt reporting of issues like leaks, damp, or heating failures to prevent escalation.

2)    Heating system maintenance

  • Book professional inspections for boilers, furnaces, and heat pumps across all properties.
  • Check for energy efficiency upgrades, such as smart thermostats or improved insulation.
  • Remind tenants to report heating issues immediately to avoid prolonged outages and discomfort.

3)     Preventing frozen pipes

  • Insulate exposed pipes in basements, attics, and exterior walls.
  • Consider installing pipe insulation in all units, especially in older buildings.
  • Advise tenants to maintain a minimum indoor temperature (typically 12-15 degrees) even when away, to prevent freezing.

4    Roof and gutter care

  • Clear gutters and downspouts to prevent ice dams and water ingress.
  • Conduct roof inspections to identify loose tiles, leaks, or structural weaknesses.
  • Ensure roofs are rated for snow load and consider reinforcing older structures if needed.


5)    Snow and ice management

  • Implement a snow removal plan tailored to each property’s layout and access points.
  • Secure contracts with reliable snow clearance services before the first snowfall.
  • Provide tenants with grit, salt, or sand for walkways and driveways to reduce slip hazards.

6)    Landscaping and exterior preparations

  • Trim trees and remove dead branches that could fall during storms.
  • Secure or store outdoor furniture and equipment to prevent damage from wind or snow.
  • Check external lighting and pathways to ensure safe access during darker months.
