Manchester City Council plans social housing expansion with the construction of 700 new homes on brownfield sites

Manchester City Council has initiated discussions to build more than 700 new affordable homes on over ten publicly owned brownfield sites. The proposal suggests transferring land acquisition and disposal responsibilities to companies such as Clarion, Jigsaw Homes North, and Legal and General Affordable Homes, thus allowing the council to expand its social housing capabilities.

In this article, we take a further look at the sites earmarked for development and the impact the scheme could have on social housing within the region.

PROPOSED DEVELOPMENT SITES

The current plan is part of a larger initiative called Project 500, which outlines the council’s ambitious goal to deliver 36,000 new homes between 2022 and 2032.

Some of the brownfield sites that have been suggested as part of the initiative are listed below.

  • Crabtree Lane, Clayton
  • Barnhill Street, Moss Side
  • Grey Mare Lane, Beswick
  • Gorton Lane, Gorton
  • Varley Street, Miles Platting
  • Wilbraham Road, Chorlton Park
  • Levenshulme Cricket Club
  • Levenshulme Baths
  • Alexandra Road, Moss Side
  • Broadmoss, Charlestown

Of the total 36,000 proposed homes, 10,000 will be designated for affordable housing, of which a third will be marked for shared ownership or rent-to-buy.

WHAT IMPACT COULD THIS HAVE ON SOCIAL HOUSING WITHIN THE REGION?

The plans have been met with enthusiasm by local authority representatives. Gavin White, executive member for housing and development at Manchester City Council gave the following statement about the proposal.

“We’re constantly reviewing what land opportunities are at our disposal to build much-need housing across a range of tenures and types to meet demand in a local area. These parcels of land will deliver the homes communities need, including significant affordable and social housing, but also specialist housing as well”.

If approved, the plans have the potential to greatly enhance the living conditions for residents in Manchester seeking affordable housing options.
